Asturias, on Spain's green northern coast, has become one of the most attractive buy-to-let markets in the country: entry prices well below Madrid or Barcelona, rents rising faster than the national average and diverse tenant demand.

Why invest in Asturias

  • Rents are rising fast. According to the Fotocasa index (August 2026), renting in Asturias costs €12.41/m² a month, 8.9 % more than a year earlier, against 2.4 % for Spain as a whole.
  • Prices are growing. According to idealista, Oviedo rose 17.3 % in a year (€2,372/m² in July 2026) and Gijón 9 % (€2,687/m²), both still around 10 % below their 2007–2008 peaks.
  • Diverse demand. University, two major hospitals, regional government, industry and a port: tenants from different backgrounds lower vacancy risk.

Gross yield is annual rent divided by purchase price. To compare flats properly, use net yield: subtract property tax (IBI), service charges, insurance, maintenance and voids, and divide by the total investment including taxes and refurbishment.

Rental strategies

Long-term lets

Stable and low-maintenance; ideal in Oviedo and Gijón for families and professionals. Rent-guarantee insurance is common.

Renting by the room

Higher rent per square metre in exchange for more management. Works near campuses and hospitals and particularly well in the mining valleys, where our clients have achieved 20 % a year in Langreo.

Mid-term lets

Seasonal contracts of 1 to 11 months for healthcare staff, relocated professionals and postgraduate students.

Purchase costs and taxes

  • Transfer tax (ITP) on resale homes: 8 % of the price in Asturias as a general rule.
  • Notary, land registry and conveyancing (gestoría): typically one to two thousand euros on a standard investment flat.
  • Refurbishment and furnishing: the most underestimated line.
  • Yearly costs: IBI, service charges, insurance, maintenance and voids.

Non-residents also pay non-resident income tax on rental income. Read our guide to buying property in Spain as a non-resident and check your case with a tax adviser before buying.

Common mistakes

  1. Using the advertised rent instead of real market rent.
  2. Not reading the owners' association minutes: approved levies, pending building inspection (ITE) or lift works.
  3. Buying high floors without a lift at full price.
  4. Underestimating refurbishment.
  5. Chasing gross yield and ignoring liquidity when you want to sell.
